Letting a crew into your home is an act of trust, and we respect that.
A bit about how we do things:
We listen before we paint.
You know what you like. Our job is to help you get it — not talk you into something you don’t want.
We show up when we say we will.
And if something changes, you'll hear it from us in advance.
We keep it open and honest.
No vague line items, no quiet add-ons. If we have to step outside of scope of work we discuss it with you first.
We've been at this since 2000, we're covered by WorkSafeBC, and we carry liability insurance — so you and our team are both protected.
This estimate is here to help you make a good decision, not push you into one. Read it, ask us anything. And if something's outside your budget, tell us — we'd rather find a way.
Terms and Conditions
Our estimate. We hold our pricing as long as we can. The only thing that moves it is costs outside our control — materials, fuel, wages, and the like. If anything changes before you approve, we'll tell you.
No deposit. We don't ask for money up front. You have every right to change your mind, and we'd never hold a deposit over you.
If you need to cancel or reschedule, just give us as much notice as you can. We hold time for your job and keep a crew employed --a little warning lets us fill the gap and keeps everyone working.
Reviewing the work. When we're finished, we'll let you know and ask you to look everything over. If something isn't right, tell us within a couple of days and we'll make it right. If we don't hear from you, we'll send the invoice.
Payment. Invoices are due within 7 days of the invoice date, unless we've made other arrangements with you. We accept e‑transfer or cheque. Prefer credit card? We can run it through PayPal, though it carries a small processing fee. Balances unpaid after 30 days carry 2% monthly interest, unless a payment plan has been arranged.
Changes to the job. If you ask for work beyond the original estimate, or we uncover something hidden once we start, we'll talk it through and agree on any change before we carry on.
What to Expect with New Construction Interior Painting
At Sonshine Girls Painting, we know new construction projects have a lot of moving parts. Painters are often working between drywallers, carpenters, flooring installers, electricians, plumbers, cabinet installers, and other trades.
Because of that, clear timing, access, scope, and deficiency expectations are especially important.
Every new construction project is based on the surfaces listed in your estimate and the condition of the home when we arrive.
Standard New Construction Paint Process
Unless otherwise noted in your estimate, our standard new construction interior painting process includes:
Three coats on walls: one primer coat and two finish coats
Two coats on ceilings
Two coats on trim and doors, sprayed where possible
Caulking and filling of standard trim
Up to 6 hours of trade damage repair
One deficiency/touch-up visit after completion, with a deficiency list provided in advance
Products are selected based on the surfaces, finish, and project needs. Our standard new construction products are listed in estimate.
Product selection may vary if another product is better suited to the project.
Our Preferred Painting Schedule
Our preferred process is completed in three trips:
Trip 1
Finish ceilings
Paint closets
Prime walls
Trip 2
Caulk and fill trim
Spray trim and doors where possible
Apply base coat on walls
Trip 3
Apply final coat on walls after other trades are complete
Paint any new trim installed after flooring, usually by brush and roller
This schedule helps protect the finish and reduces unnecessary touch-ups caused by other trades working after the final coat is complete.
Trim, Doors, and Flooring Timing
Where possible, trim and doors are sprayed for the cleanest finish.
Trim installed after flooring is typically painted by brush and roller because spraying may no longer be practical once floors and finished surfaces are in place.
If additional masking, protection, setup, or hand-finishing is required because of installation timing, finished flooring, or other completed surfaces, additional charges may apply.
Trade Damage
New construction painting includes up to 6 hours of trade damage repair.
Trade damage may include minor dents, scratches, scuffs, nail marks, small dings, or damage caused by other trades after painting has started.
Any trade damage repair beyond the included 6 hours will be billed at $85/hour.
Trade damage does not include major drywall repair, texture repair, carpentry repair, water damage, poorly finished drywall, large holes, or repairs that should be completed by another trade.
Deficiencies and Touch-Ups
We will attend once to complete deficiencies after the painting work is finished.
Before we attend, we require a written deficiency list of all items needing attention. This allows us to arrive prepared and complete the touch-ups efficiently.
Any additional deficiency or touch-up trips after we have already attended once will be subject to a minimum setup charge of $500.
This is because each return visit requires scheduling, travel, setup, product preparation, cleanup, and crew time.
What Is Not Included Unless Listed
Unless specifically included in your estimate, new construction pricing does not allow for:
Crown moulding
Spindles
Decorative finishes
Transoms
Oversized doors
Backsides of bifold doors
Specialty doors or detailed trim
Custom millwork
Built-ins
Cabinet painting
Staining or clear coating
Wallpaper removal
Specialty coatings
Major drywall repair
Major sanding or surface correction
Texture repair or texture matching
These items can often be added, but they must be quoted separately or approved as an additional charge.
Paint Colour and Coverage
Coverage is based on the colour selected.
Some colours require additional coats to achieve full coverage. This is especially common with bright colours, deep colours, reds, yellows, oranges, deep blues, deep greens, whites, and highly pigmented colours.
If additional coats are required beyond the quoted scope, they will be an add-on charge.
Final colour approval is the client’s responsibility. We recommend viewing colour samples in the actual space before making a final decision, as colour can shift depending on lighting, surrounding finishes, time of day, and sheen.
Surface Expectations
New construction walls and trim are not automatically flawless.
The final painted finish depends on the quality of drywall finishing, sanding, trim installation, caulking, lighting, surface texture, and work completed by other trades.
Paint can improve the appearance of a surface, but it does not hide poor drywall work, uneven sanding, dents, waves, raised seams, nail pops, gaps, or installation issues unless those repairs are specifically included in the estimate.
If a higher level of surface correction is required, such as extensive drywall repair, skim coating, re-sanding, or trim correction, that work would need to be quoted separately.
Access and Site Conditions
The work area must be ready for painting when we arrive.
This includes:
Clear access to the areas being painted
Reasonable heat, light, and ventilation
Finished drywall sanding and cleanup before primer
Other trades scheduled appropriately around painting
Flooring, cabinetry, and finished surfaces protected or scheduled in a way that allows proper painting
Water and power available on site where needed
Delays caused by site readiness, other trades, missing materials, access
issues, or incomplete work may affect scheduling and pricing.
Safety and Insurance
Sonshine Girls Painting is covered by WorkSafeBC and carries liability insurance.
We work with safety in mind for our crew, your project, and the surrounding property.
